RAPID Response Maintenance

One of the biggest issues and complaints we hear from both landlords and tenants is down to maintenance problems. Ironically both complain about response times and effective repair work. 

 

Delayed repairs cost money, leaking pipes damage flooring and decoration, damaged electrics can be dangerous and leave you liable and broken windows pose security risks. These and more need fast repairs to save your letting rent.

 

We have experienced staff on hand for emergency call outs and a dedicated line, keeping tenants happy and rent coming in.

 

We also advise tenants to understand their responsibilities with maintenance jobs (what we consider to be a good tenant) preventing un-needed bills on your behalf.

Renovations

An absolute must to stay competitive in the market is to have clean modern properties for your lets. However balancing the investment to turn a profitable letting takes planning and guidance on the best options available.

 

We typically en-counter two opposite ends of investment scale when it comes to rennovations.

 

1.  Landlords can either get carried away forgeting it's an investment for return and spend to much money on details and amenities that in most cases are not needed. Remember there will always be a limit on your rental regardless of the extent of decoration. The other way you can overspend is by bad advice from "dodgey" tradesman and other so called professionals who are thinking more about their invoice than your overheads.

 

2. Spending to little on a property can actually cost more money. Poor quality can mean they do not last the extra wear and tear a letting is subjected to meaning replacements more often. Poorly presented properties can lengthen voids causing un-necessary expense for the cost of a new basic worktop or bath panel. You also tend to appeal to lower quality tenants who tend not to respect your properties.
